Roof replacement is significantly more expensive, and well-maintained old iron painted with a quality system can last another fifteen to twenty years. What causes the rust around the screws?
Older roofs often have steel screws or nails that have corroded, and the rust bleeds into the surrounding paint. We treat each fastener individually — removing failed fixings, treating the hole, and replacing with stainless steel screws before priming and painting.
The ridge cap cement is cracking. Is that a painting issue?
Cracked or failing ridge cap mortar is a separate issue but one we address before painting. We re-bed and repoint cracked ridge caps as part of our pre-paint preparation where needed. If the mortar is failing, painting over it just hides the problem.
How long will the job take?
