Roof Painting Miramar Wellington

← Back to Blog

Miramar is a peninsula, and the roofs here show it. Wind comes off the water from multiple directions, and salt exposure from Evans Bay and Wellington Harbour surrounds the area on three sides. The 1910s and 1920s housing stock means a lot of original corrugated iron that's been through a century of this. Add modern units and new builds scattered throughout, and this suburb has some of the most demanding roof painting conditions in Wellington.

Why Choose Our Roof Painting Service

Triple Coastal Exposure — Preparation That Matches It

Most Wellington suburbs have one exposed aspect. On the Miramar peninsula, there are three. That means chloride deposits accumulate faster, wind-driven moisture finds gaps in coatings more consistently, and paint deterioration happens at a faster rate than on the mainland. Our preparation process here is thorough: extended washing with dedicated rinse phases for chloride removal, full mechanical preparation of any rust, and primer systems rated for aggressive coastal environments. There is no shortcut on a roof here that doesn't come back to bite you.

Heritage Iron Roofs — Century-Old Stock

The 1910s and 1920s homes scattered through the area often have original corrugated iron that has been repainted multiple times. Multiple paint layers can themselves become a problem — if earlier coats are failing, painting over them traps the failure. We assess the existing coating system during the quote inspection and advise honestly if old layers need to come off before new paint goes on. On sound substrate with stable existing coats, we can work over the top. On roofs with inter-coat adhesion failure, we'll tell you why stripping back is the right call.

Modern Substrates Alongside Heritage

There is also a significant number of newer units and modern Coloursteel roofs throughout the suburb. The preparation and primer systems for Coloursteel are completely different from heritage iron — factory coatings require compatible primers or adhesion fails early. We carry the right products for both substrates and never use a generic approach across different materials.

Our Roof Painting Process

Our roof painting process accounts for peninsula coastal conditions at every stage:

  • Detailed inspection — assess rust, existing coating adhesion, substrate condition, damaged material, and access requirements
  • Extended high-pressure wash — dedicated chloride removal phases, not just a standard wash-down
  • Surface preparation — full rust treatment on iron, compatibility priming on Coloursteel, existing coat adhesion assessment
  • Full prime coat — coastal-rated rust-inhibiting primer across the complete roof
  • Two topcoats — coastal-specification roof coating applied to film thickness with correct dry time between coats
  • Penetration and junction sealing — all flashings, ridges, and roof penetrations checked and treated

We use Resene roof coating systems specified for coastal conditions. See our roof painting service page for full product and process details.

Cost Guide

Miramar roof painting costs reflect the additional preparation and product specification required for peninsula coastal conditions. As a guide:

  • Small roof (under 120m²): $3,500–$6,000
  • Medium roof (120–200m²): $6,000–$10,000
  • Large roof (200m²+): $10,000–$18,000

Heritage iron roofs requiring strip-back of failed coatings will sit toward the upper end of the range. We provide a written quote after a thorough on-site inspection — we need to see the actual condition before we can price accurately.

FAQs

How long does roof paint last on a peninsula property?

With three-sided coastal exposure, plan for an 8–12 year recoat cycle depending on aspect and substrate. Heritage iron on the most exposed aspects will be at the lower end. Quality preparation and the right product specification push toward the longer end of that range.

My iron roof has had many coats of paint over the years. Is that a problem?

It can be. Multiple paint layers aren't a problem if each coat has maintained adhesion. If earlier coats are lifting or inter-coat adhesion has failed, painting over the top just traps the problem. We assess this during the quote inspection and recommend the right course — paint over or strip back — based on what we actually find.

How do you access difficult roof sections safely?

We assess access requirements as part of the quote visit. Depending on the pitch, height, and obstacles, we use scaffold, elevated work platforms, or rigging systems as appropriate. All work is carried out under Registered Master Painters health and safety protocols. We don't send painters onto unsafe roofs on ladders.

Can I get the roof painted and the exterior done at the same time?

Yes, and it's worth considering. Combining roof and exterior in a single mobilisation is more efficient than separate visits. We can quote both scopes together and coordinate the work to minimise disruption. Ask us about this when you make contact.
