Plastering & Gib Stopping Johnsonville Wellington

← Back to Blog

Johnsonville has a lot of state housing and post-war residential stock built from the 1930s through to the 1950s — solid construction, but with wall linings that in many cases were never designed to last a century. Hardboard, fibrolite (asbestos-cement sheet), and early GIB products were all used in this era, and a lot of Johnsonville homeowners are now dealing with the consequences: surfaces that won't hold paint, walls that have been patched and re-patched, or linings that simply need replacing. We specialise in gib stopping across Johnsonville, including the practical challenges that come with this era of housing.

Why Choose Our Gib Stopping in Johnsonville

Experience with Post-War Wall Linings

Stopping over hardboard or fibrolite is not the same as stopping over modern GIB board. The surface preparation requirements are different, adhesion can be an issue, and getting a flat, paintable result takes more work. We've done a lot of this type of work across Johnsonville and the surrounding northern suburbs and we know what's required to get a result that holds. We'll assess the existing lining material and advise on the right approach — whether that's stopping over it, overlaying with new GIB, or replacing sections that have failed.

GIB Over Existing Linings — Less Mess, Lower Cost

A full strip-out of old wall linings creates a significant amount of work, waste, and disruption. In many Johnsonville homes we can install new GIB directly over the existing lining and stop the new board to a clean finish, which is faster and less disruptive than starting from scratch. We'll tell you when this is the right approach and when a strip-out is actually worth doing.

Registered Master Painters — Accountable Workmanship

We're Registered Master Painters, which means we stand behind our work. Johnsonville renovation jobs range from single-room refreshes to whole-house re-linings, and we bring the same standard of workmanship to each one. Our stopping is finished to a level we'd paint over ourselves — tight, flat, and ready for primer and topcoats without remediation work in between.

Our Gib Stopping Process

For Johnsonville homes with older linings, our process starts with identifying exactly what's on the walls. We check for fibrolite (which in certain forms may contain asbestos and requires a test before any disturbance), hardboard, early GIB board, or lath-and-plaster, and plan the work accordingly.

Where we're stopping over new GIB — either on overlay or where old lining has been removed — we follow standard stopping procedure: first coat on joints and fixings, intermediate coat, finish coat, sand between stages. For work over existing surfaces, we prime first to improve adhesion and assess the need for additional filling to level out surface irregularities before stopping.

We work to NZS 4237 and deliver the specified finish level. All waste is removed and the site is left clean at completion.

What's Included

Our Johnsonville gib stopping service covers: lining material assessment and advice, GIB overlay installation and stopping where applicable, new GIB stopping from level 1 through 5, hardboard and fibrolite surface preparation and stopping, joint and screw treatment, inter-coat sanding, and surface preparation for painting. We can also manage a complete strip-and-reline if that's the right call for your property.

Cost Guide

Stopping costs in Johnsonville vary depending on the existing lining material, the finish level required, and the amount of prep work involved. Indicative pricing:

  • Standard new GIB stopping (level 3-4): $8–$15/m²
  • Complex work — stopping over old linings, significant prep required: $12–$20/m²
  • Decorative or high-spec finish: $10–$18/m²
  • Single room: $800–$1,500
  • Full house re-line and stop (per room equivalent): $1,200–$2,400+

Post-war homes requiring prep work on existing linings typically sit in the middle range. We provide fixed-price quotes after assessing the property — no open-ended day-rate estimates. Full details on our gib stopping service page.

FAQs

How do I know if my walls contain asbestos?
Fibrolite sheeting used in New Zealand homes from approximately the 1940s to the 1980s may contain chrysotile asbestos. If your home was built during this period and you're unsure about the wall lining material, we recommend a sample test before any disturbance work begins. We can advise on this process and work with certified asbestos removalists where required.

Can you stop directly over hardboard walls?
In many cases yes, with the right primer and preparation. We assess the condition of the hardboard first — if it's bowed, soft, or poorly fixed, overlay or replacement is the better option. Sound hardboard that's well-fixed can be stopped over successfully with correct surface treatment.

Is it cheaper to overlay with new GIB or do a strip-out?
Overlay is generally cheaper and faster for sound existing linings. Strip-out gives a better result where linings are in poor condition, or where you want to run new electrical or insulation in the wall cavity at the same time. We'll give you a straight cost comparison for both options where it's relevant.

What level of finish is right for a rental property?
Level 3 is standard for rental and utility spaces — it's a functional finish that holds paint well and is cost-effective. Level 4 is appropriate where a more finished presentation is needed. We can advise based on the intended use of the rooms.
