Wood Staining & Deck Care in Newlands

Newlands has a lot going for it — good-sized sections, solid family homes, and plenty of outdoor space. What it also has is a lot of ageing pine. If your deck or timber fence was built in the 1970s or 80s, chances are it's been through a few hard winters and not enough maintenance. That grey, cracked look isn't just cosmetic — it means the timber is drying out and starting to deteriorate. We do wood staining throughout Newlands and the surrounding northern suburbs, and we know exactly what these older homes need.

Why Wood Staining Matters in Newlands

Newlands sits in a sheltered valley, which is a blessing in Wellington terms — you're not copping the full northerly or southerly the way exposed suburbs do. But sheltered doesn't mean dry. The valley holds moisture, and that moisture works its way into unprotected timber over time.

The typical Newlands property has a pine deck, a timber fence line, maybe a garden shed or pergola. Pine is the most common decking timber in New Zealand, and it's fine when it's properly maintained — but it's also the most vulnerable to moisture, UV damage, and surface cracking when it's not. A penetrating oil-based stain gets into the grain, keeping the wood flexible and water-resistant. Without that protection, you're looking at cupping boards, splinters, and eventually rot at the posts and bearers.

In Newlands, we regularly work on older homes where the deck hasn't had attention in five, ten, even fifteen years. It's not unusual. Life gets busy. But the longer you leave it, the more preparation work is required before any stain can be applied — and that's where the cost goes up.

Our Process

We don't just turn up and start painting. Every job starts with a proper assessment of the timber — checking for soft spots, checking the condition of the existing finish (if there is one), and working out what prep is needed.

For most Newlands decks, the process looks like this:

  • Cleaning and stripping — pressure washing to remove dirt, mould, and any old failing finish. On heavily weathered timber we'll use a deck cleaner or brightener to open up the grain.
  • Sanding and repairs — hand sanding or machine sanding to smooth out cracked surfaces. Any loose boards, damaged fixings, or minor rot is dealt with at this stage.
  • Stain application — two coats of penetrating stain, worked into the timber by brush or roller. We use quality products suited to the timber type — pine responds well to oil-based penetrating stains that flex with the wood rather than sitting on top as a film.
  • Post-job inspection — we walk the job with you before we leave. If anything doesn't look right, we sort it on the day.

Fence staining in Newlands typically involves palings, posts, and sometimes retaining wall framing. We treat it all the same way — prep first, stain second. No shortcuts.

Pricing Guide

Pricing depends on the size of the area, the condition of the timber, and how much preparation work is needed. Here's a general guide for Newlands jobs:

  • Deck staining: $15–$30 per m²
  • Fence staining: $12–$25 per m²
  • Small deck (15–20m²): $400–$800
  • Large entertainment deck (30–50m²): $1,200–$2,000
  • Full deck restoration with repairs: $1,500–$4,000

If the timber is in particularly rough condition — heavily weathered, partially rotted, or with a thick layer of old paint or failing stain — expect preparation costs to be at the higher end. We'll always give you a clear quote before any work starts.

Frequently Asked Questions

My deck boards are grey and cracked. Is it too late to stain them?

Not necessarily. Greying is mostly surface oxidation and can be reversed with a good clean and a wood brightener. Cracking (checking) in the surface is normal for pine and doesn't mean the timber is rotten — it just means it needs more prep. We'll sand back the surface, treat any problem areas, and apply stain while the boards are still sound. If boards have gone soft or there's rot at the bearers, those need replacing before we stain — but that's a structural fix, not a reason to give up on the deck.

What's the difference between oil-based and water-based stain for a pine deck?

Oil-based penetrating stains are generally better for outdoor pine in Wellington conditions. They soak into the grain rather than forming a surface film, which means they move with the timber as it expands and contracts with temperature and moisture changes. Water-based stains have improved a lot in recent years and dry faster, but on older weathered pine we tend to default to oil-based for better penetration. We'll recommend the right product based on the condition of your timber.

How often does a deck need restaining in Newlands?

Every 2–4 years is the honest answer, depending on sun exposure, how much foot traffic the deck gets, and the quality of the previous coat. Decks that get full sun and heavy use will need attention sooner. A well-maintained deck that gets restained on schedule is a lot cheaper over time than one that's left until it needs full restoration.

Do you stain fences as well as decks?

Yes. Fence staining is a big part of what we do in Newlands — the section sizes here mean a lot of perimeter fencing, and most of it is pine paling. We can stain fences at the same time as the deck to keep costs efficient, or as a standalone job. Either way, the process is the same: clean, repair where needed, stain with a quality penetrating product.
